When Landlords or property owners needs to start the eviction process, it must begin with a notification to the tenant. To evict a tenant before the fixed term expires the property manager or landlord must provide grounds to support their claim.
To evict a tenant on a fixed-term contract, they need to give at least one good reason that is validated by evidence.
The courts and tenants will consider some grounds will have a chance to disprove them. However, there are a few grounds that lead to immediate eviction, if proven.
These include:
- Repairs or development
- Rent arrears
- Repossession
- Late rental payments
- Breach of contract
- Anti-social behaviour
- Damage to property
- End of employment from the landlord
- Providing False information
- Disrepair
