James is an experienced Solicitor who has in-depth knowledge of dealing with corporate and commercial clients for property related transactions.

James prides himself on the work he has undertaken with acting on behalf of developers on plot sales, and providing detailed legal advice with drafting New Leases, Transfers of Parts, and Novation Agreements. James provides long-term legal advice to developers on new-build developments with respect to the relevant statutory provisions including s.106, s.38, and s.104 agreements, and provides legal advice on the phases for which the local authority adhere to for obtaining responsibility for highways, and services following the completion of a new-build development. Regarding investment purchases, James can provide legal advice on overage clauses, marriage agreements, and boundary adjustments for farmland. James is experienced with secured lending including bridging loans, subordinated loans, and refinancing matters.

James acts on behalf of Landlords and Tenants for Commercial Leases, for businesses such as hairdressers, shops, and restaurants, and comprehensively understands the various Class of Use granted by the Council under the Town and Country Planning Order 1987. He appreciates the significance of advising clients for their responsibility to pay Business Rates, compliance with Health and Safety legislation under the Disability Discrimination Act 1995 and the Equality Act 2010.

James has acted for Property Investment Companies on the purchase of corporate deals, including blocks of offices and shopping centres for which he has provided legal advice on a range of issues including commercial tenants on an FRI lease, analysing the Surveyor’s schedule of dilapidations, licence agreements for neighbouring properties with respect to access for parts of the property, and party wall agreements. James has provided legal advice for the initial forfeiture proceedings for Landlord’s where there has been a breach of the lease by the Tenant. With regards to commercial deals, James has dealt with the secured lending requirements for a Facility Agreement including the preparation of the Security documentation including Debentures and Personal Guarantees.

James enjoys nurturing his mind by reading inspirational biographies by role models, such as Elon Musk, Jeff Bezos, and Barack Obama. He enjoys maintaining his garden and keeping a supply of logs cut from his trees for wood burning during the winter. James enjoys cooking and makes savoury dishes and when he’s not cooking, James plays the piano and appreciates classical music.
